What Calgary Weather Does to a Roof
Calgary is hard on roofing. Three things do most of the damage.
Hail. Calgary sits in one of the most hail-exposed parts of the country. A hailstorm can bruise shingles, crack them and knock the protective granules loose, and the damage is not always visible from the ground. A roof that looks fine from the driveway can still be compromised. That is why we put someone on the roof and photograph what we find.
Chinook freeze-thaw. A chinook can lift the temperature well above freezing in a few hours, then the cold returns. Snow melts, water finds its way under shingles or into small gaps, and it freezes again overnight. Repeated through a Calgary winter, that cycle opens up flashing, lifts shingle edges and builds ice at the eaves. Good ventilation and properly installed flashing matter more here than most people expect.
Wind. Strong westerly winds pull at shingle tabs and ridge caps. Newer communities on open ground catch the most wind, with fewer mature trees to slow it down. Shingles that are nailed properly and sealed well hold on. Ones that are not tend to go in the first big blow.
When to Get Your Roof Looked At
Do not wait for a leak. After any hailstorm, after a hard wind, and before you list your home, a roof inspection is cheap insurance. Water damage inside a house costs far more to fix than a small problem on the roof.
Late winter is a good time to look for ice damage at the eaves. Early summer is a good time to check what the winter did. Either way, the earlier we see a problem, the more options you have.
